When is Hamau not the right fit?

Accepted Answer

If you're looking for cheap renders, images with no sales purpose or everything ready in a couple of weeks, we're probably not the studio for you. Each project takes between 7 and 9 weeks, and we only take on a few a year so that each one gets the attention it needs.

What makes Hamau different from other rendering studios?

Judgement: more than 13 years analysing residential developments and seeing which images and details make them more desirable. Results in the premium market: such as a luxury apartment sold within 48 hours of going on the market, or an entire high-end building reserved in under 3 months. That's why we only take on five projects a year. A senior team: a small group of artists chosen for their experience in interior design, architecture and photography.

How much do renders for a development or villa cost?

Accepted Answer

Projects start from €10,000 + VAT and can include renders and film, for both villas and new-build developments. The final price depends on the size of the project, its complexity and the number of unit types.

Is it really worth investing €10,000–30,000 in your services?

Accepted Answer

It depends. How much would you lose on discounts because the market doesn’t see your development’s value?

For example, on a development with €8M in sales, a 3% discount comes to €240,000. If the discounts would cost you more than investing in us, it’s probably a good decision.

A real case: a €1.5M luxury apartment on Passeig de Gràcia, 20 metres from Casa Batlló, had been listed on property portals for a year and a half with photos of the unrenovated flat. The market ignored it because it looked overpriced. With an interior design proposal and renders, it sold in under 48 hours. Had the owner accepted a 3% discount, he’d have lost €45,000, far more than the cost of our services.

Question 6

How long does it take to deliver the renders?

A project of around 10 renders is delivered in about 7 weeks, or about 9 if it includes a film. This is the usual timeline:
Week 1: briefing and defining the story we want to tell.
Weeks 2 and 3: exteriors, including the drone flight if the project needs one.
Weeks 4 and 5: interiors.
Week 6: adjustments.
Week 7: final delivery.
Timings depend on the size of the project and how quickly we receive the documentation and feedback at each stage.

What do you need from my project to get started?

Accepted Answer

Up-to-date plans (floor plans, elevations and sections, in DWG or PDF), the specification of finishes and, if available, interior design references, orientation and photos of the plot or surroundings. If anything's missing, we'll let you know during the initial check.

How many revisions are included?

Accepted Answer

Two rounds of adjustments to materials, finishes and details. More are rarely needed. Changes resulting from project modifications (façades, layout or structure) that affect the images are billed separately.

How many renders does a residential development need?

Accepted Answer

It depends on the project and the competition, but as a guide: a villa usually needs around 10–12 images across exterior and interior, and a development between 10 and 20 depending on its size, split between exteriors, key interiors for each unit type and communal areas. Once we start working together, Raúl will study your project, competitors and market in depth and tell you whether it makes sense to add images that bring more value to the sales campaign.

What's the difference between a render, a 360° virtual tour and a property film?

A render is a photorealistic still image and the foundation of any campaign: website, property portals, brochures and billboards. A 360° virtual tour lets buyers walk through the home before it's built, which is especially useful with international or remote buyers. A film tells the project's story with movement and music, and it's the format that conveys the most emotion on social media and in presentations. For most projects we work with renders and film as the base, and add a virtual tour depending on the project.

Where do you work?

We've created renders in Barcelona, Andorra, Mallorca, and Marbella. We've worked remotely since 2013, which lets us take on projects in different cities and countries.

Can I use the images on portals, billboards and social media?

Accepted Answer

Yes. The final images include commercial usage rights for the project's entire sales campaign, in any medium.

How do you work?

In four steps. First, a conversation with you to understand the project. If we go ahead, we check that we have the latest plans and specification of materials. Then Raúl researches the project and creates a strategic briefing that defines what each image should show. Finally, we create and deliver the renders, with two rounds of revisions.
